ASSOCIATE/DIRECTOR OF FINANCE

SUMMARY OF POSITION: Zehr Management Inc. (ZMI), the development and asset management division of Zehr Group, is seeking a finance leader with deep real estate expertise spanning acquisitions, dispositions, and valuation. The ideal candidate brings a strong track record in financial analysis across real estate and private investments. Reporting to the Managing Partner, the Associate/Director of Finance will work closely with the senior and executive team to develop a thorough understanding of the profitability drivers across the company's core operating platforms and investment portfolio. The role also carries a key strategic mandate - identifying and executing on growth opportunities, including real estate acquisitions, land assemblies, and other asset or business investments.

AREAS OF RESPONSIBILITY

  • Prepare monthly financial statements for internal purposes for multiple entities
  • Prepare monthly, quarterly, and annual budget comparison reports and forecasts for the development division
  • Source and assess investment opportunities across all real estate asset classes in collaboration with the Managing Partner, including potential company acquisitions
  • Build and maintain strong relationships with brokers, appraisers, lenders, partners, investors, cost consultants, and the broader real estate community
  • Coordinate the preparation of comprehensive investment analyses, screening memos, and proposals to qualify opportunities for senior management review
  • Track initial equity contributions, distributions, capital calls, and disposition proceeds to support the calculation of investment returns
  • Monitor project-level cash flow and assess capital requirements, including land loans, bridge financing, and capital calls
  • Support the qualification and facilitation of financing for new acquisitions, refinancing of existing assets
  • Facilitate construction loan draw processes in coordination with the cost consultant, accounting department, construction manager, and lender
  • Assist in structuring and negotiating partnership arrangements, including Term Sheets and Limited Partnership agreements
  • Conduct and coordinate market research to inform and refine investment strategies
  • Identify key performance drivers and recommend data-backed process improvements to reduce costs, streamline operations, and improve profitability across both investments and operating companies
  • Continuously analyze project financing and margins, proactively identifying risks and opportunities with material impact on budgets and milestones
  • Translate financial concepts and organizational objectives into clear operational strategies, fostering cross-functional collaboration between finance and operations
  • Challenge assumptions and provide rigorous analysis to ensure decisions are grounded in sound financial criteria

QUALIFICATIONS

  • Entrepreneurial, inquisitive, and high-energy team player with strong business acumen, strategic thinking, and change management skills
  • 5–10 years of progressive experience in real estate, finance, and reporting in a management role
  • Undergraduate degree in Finance, Commerce, or Real Estate; an Accounting Designation or MBA is an asset
  • Strong knowledge of accounting principles and their application within real estate
  • Advanced proficiency in Excel modelling, data analysis, and presentation tools, with familiarity with AI-driven workflows
  • Ability to understand and navigate complex financial documents and structures
  • Strong critical thinking skills with the ability to see the big picture while maintaining attention to detail
  • Ability to communicate complex financial concepts clearly and concisely across all levels of the organization
  • Strong organizational skills with the ability to manage multiple priorities and consistently meet deadlines
  • Self-starter who takes initiative and thrives on ownership and accountability
