Located in the heart of the student district in Waterloo, 85 Seagram Drive is a four-storey, 19,000 square foot student residence designed to support off-campus housing near the city’s universities. The building features an insulated concrete form (ICF) structural system with a brick façade, along with covered and surface parking and shared amenity lounge spaces.
Serving as General Contractor, Zehr Group coordinated all aspects of the project, including site management, structural construction, trade coordination, and schedule delivery. Construction took place within a dense student neighbourhood, requiring careful logistical planning due to limited site access and surrounding residential activity.
Despite the tight timeline and challenging urban conditions, the project was successfully delivered in time for the fall academic semester, ensuring the residence opened as scheduled and ready for occupancy. The project highlights Zehr Group’s ability to manage complex residential construction in constrained urban environments while maintaining schedule and quality.
